Energy certificate

Currently, an energy certificate is required for the sale and rental of all detached houses and apartments. Exemptions from the energy certificate requirement have been granted for buildings with a maximum area of 50 m² and holiday homes. Previously, detached houses built before 1980 were also exempt from the energy certificate requirement, but now they must also obtain an energy certificate.

• Preparing the energy certificate always requires an on-site visit.
• The energy certificate can be completed within 2–3 working days.

If a property is sold or rented to a close relative, the energy certificate is prepared using a so-called simplified procedure. This simplified procedure is also applied when the rent for the property or apartment is below €350 per month. In the simplified procedure, an energy calculation, which would otherwise need to be prepared for the energy certificate, is not performed. As a result, the energy certificate under the simplified procedure is very affordable (approximately €50).
